A commercial lease is an extremely important document - it is the keystone on which the future commercial relationship between a commercial landlord and its tenant will be based.
All future interactions, obligations, and duties will be derived from this document. it is absolutely vital then that this document accurately reflects the needs and intentions of
the parties as much as is possible.

Acting for Landlord
We will take the time to find out exactly what outcomes you are looking to achieve from your lease and what requirements you need to have in place. Once we have all of this
information we can begin the process of drafting your lease documents.
This is a fixed fee process. There is no charge for the initial consultation meetings, and we will advise you of the fixed fee before we commence drafting.
Our services don’t end there - we will be available to provide legal advice throughout the term of the tenancy. This might include scenarios where the lease has been breached,
the tenant has asked for permission to sublet or assign their lease, or whether there are rent arrears.
We can also assist at the end of a tenancy, providing advice on dilapidations, breaches of agreement, or simply renewing expired leases.
Acting for Tenant
We will take the time to discover what your needs are and what concerns you hold. using this information we will review the lease documents and advise you on their contents. We will
communicate with the landlord’s solicitors to request amendments or additional to the lease documents, as and when necessary. We will act for you throughout the process,
including registering the lease with the Land Registry and HMRC, if required.
